When acting in the role of construction manager, we act as an advisor to the owner during the design period, though the owner typically has a separate contract with the designer, and we also assume financial responsibility for the project. As the Construction Manager, we perform project management under a professional services contract with the Owner. We team up with the Owner and Architect-Engineer from the beginning of the design phase, through construction completion; and provide leadership to the entire team.
In some cases, we are hired as the general contractor and as the construction manager. Under this arrangement, we may self-perform general construction work and provide a Guaranteed Maximum Price (GMP) to the Owner. The GMP represents the maximum contract amount which the Owner is obligated to pay. Any costs over the GMP are paid by us. Savings under the GMP may be shared between owner and contractor on a mutually agreed-upon basis. At Fowler and Hammer, 100% of savings are always returned to the Owner.
