Fowler & Hammer Construction Management

Construction Management — Owner hires Construction Manager/General Contractor to act as advisor to Owner during design period and to assume financial responsibility for the project. Owner typically has separate contract with designer.

Services:
The Construction Manager is the qualified general contracting firm which performs project management under a professional services contract with the Owner. The Construction Manager will team with the Owner and Architect-Engineer from the beginning of design through construction completion and provide leadership to the Team.

The Owner may opt to hire a General Contractor as Construction Manager. Under this arrangement, the Contractor may self-perform general construction work and will provide a Guaranteed Maximum Price (GMP) to the Owner. The GMP represents the maximum contract amount which the Owner is obligated to pay. Any costs over the GMP are paid by the Contractor. Savings under the GMP may be shared between Owner and Contractor on a mutually agreed basis. At Fowler and Hammer, 100% of savings are always returned to the Owner.
